Energy Audits
SOM performs comprehensive energy audits to identify opportunities to reduce energy consumption and lower operating expenses. With our team’s in-depth knowledge, we educate the occupants, contractors and staff on up-to-date energy saving practices to ensure our clients’ properties are performing at peak, environmentally friendly levels.

LEED and Sustainability Programs
LEED, or Leadership in Energy and Environmental Design, is an internationally recognized green building certification system. Developed by the U.S. Green Building Council (USGBC) in March 2000, LEED provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.

Green buildings with lower operating costs and better indoor environmental quality are more attractive to corporate, public and individual buyers. Green features will increasingly enter into tenants’ decisions about leasing space and into buyers’ decisions about purchasing properties and homes.

LEED Program Development and Implementation
SOM has demonstrable success in incorporating sustainable operating practices and obtaining LEED certification in existing buildings (EBO&M) while maintaining building operating expenses at or below market rates. Additionally, SOM has demonstrated the ability to achieve LEED certifications in existing buildings with minimal up-front capital investment or renovation.

ENERGY STAR
ENERGY STAR is a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy helping to reduce the cost of energy and protect the environment through energy efficient products and practices. SOM is adept at achieving top-tier Energy Star ratings at the properties we manage. Through the deployment of operating strategies such as re-commissioning and re-sequencing of capital equipment operations, SOM ensures that our client’s facilities operate at their most efficient energy levels.

PACE Awards
PACE Awards are given to employers demonstrating the best use of available resources to creatively influence employees or tenants to use commute options and reduce trips.

Indoor Air Quality
A property’s indoor air quality can be diminished by poorly maintained ventilation systems, unregulated temperature, abnormal humidity levels and lack of air circulation. SOM maintains a property’s indoor air quality in accordance with ASHRAE 62-6.2 Ventilation Rate Procedure. Our operations ensure occupant productivity and health, improving overall quality of life while keeping operating expenses at their most efficient level.

Water Conservation
SOM deploys a multifaceted water conservation strategy to reduce water consumption at the properties we manage. Our strategies reduce potable water use and maximize the opportunity for water reclamation and reuse.

Waste Recycling
SOM aggressively pursues a “single-stream” waste recycling strategy when available at every property type we manage. Through this approach SOM has achieved waste stream landfill diversion rates as high as 70%. This program reduces landfill, reduces CO2 emissions and saves fuel.

Green Cleaning
SOM is a recognized leader in green cleaning programs. In conjunction with select vendors we have pioneered the deployment of “day cleaning” programs that have documented reduced energy consumption in buildings by 10 – 15%. Many of our buildings have achieved the Green Seal Certification status.
