Seven Oaks Company and Stonemont Financial Group (“Developer”) closed on 30 acres of land in Chamblee in March 2022 after successfully rezoning roughly 24 acres of the property for 237K SF of Class A, institutional quality light industrial space. Developer will retain approximately 6 acres across two outparcels fronting Chamblee Tucker Road and Chamblee Dunwoody Road for future development.
The buildings will be the first modern design concrete tilt-wall warehouses built inside I-285 since Chamblee North, two buildings also located in Chamblee at 3719 North Peachtree Road, were competed in 2003. They, collectively, will serve as a last-mile location for businesses that desire close proximity to the City of Chamblee, Peachtree Dekalb Airport, the Center for Disease Control, Brookhaven, Buckhead, I-85 and I-285. This project is well-positioned to capitalize on the high-demand and population growth in Chamblee and is expected to generate a lot of tenant interest.
The property sat vacant and undeveloped for over 20 years at the end of a PDK runway and was subject to an avigation easement with Dekalb County that prohibited residential use. The Developer tied up the site, successfully rezoned the property for light industrial use, and worked extensively with the City of Chamblee, Dekalb County, PDK, and the FAA to get the site plan approved. The overall project will be well-amenitized. Developer worked closely with the City of Chamblee to design new streetscape, hardscape, and landscape elements to enhance the environment. These measures include stream restoration, tree preservation, and building streetscape to Chamblee “Rail-Trail” specifications. Developer will also provide parking and pervious trail connections along the stream beds for the public to access two community garden sites on the east side of Catalina Drive.
