Location: Midtown Atlanta Submarket
In 2001, a team led by Bob Voyles began working with the Atlanta Symphony Orchestra (ASO) and Woodruff Arts Center to secure a 6.2-acre Midtown site located at the premier location for office and mixed-use developments in the southeast, 14th & Peachtree. Bob led the Hines team, which master planned the site with ASO, to secure entitlement rights and ultimately secured the tenancy of King & Spalding, one of the top 20 law firms in the United States. 1180 Peachtree was designed by Pickard-Chilton, one of the country’s top architecture firms. At 41 stories, 650 feet tall and 680,000 total square feet of net rentable area, it was the largest building to be built in Atlanta in nearly a decade.
1180 Peachtree has won numerous regional and national awards for its architectural significance, its LEED Certification and focus on green building principles, and its economic impact on Midtown Atlanta. It sold in October 2006 for $407/square foot – still the highest price per square foot ever paid for a large Class A commercial multi-tenant office building in the southeast. 1180 was the recipient of several awards including NAIOP’s 2006 “Green Development Award,” the Atlanta Business Chronicle’s 2001 “Land Deal of the Year,” and 2004 “Design of the Year,” and the AIA’s “Best Building of the Decade.” It is also one the first buildings in the southeast to attain LEED Gold – CA Certification.

- Negotiated 15-year lease transaction valued in excess of $200 million.
- Secured complex entitlements from City of Atlanta, GRTA, ARC and Midtown Alliance.
